In March 2022, we wrote to all Walthamstow Stadium residents about our investigations at Walthamstow Stadium, our findings, and our temporary rehousing plans while the works take place.
We have now decided that Goodwood Apartments will be used as temporary housing for most residents while the works take place.
All residents that are part of the temporary rehousing programme will be supported to temporarily move into an empty home at Goodwood Apartments (or in the local area) while the works take place at their permanent home. When the work at your permanent home is complete, we will support you to move back in.
NB: Townhouse residents will not be part of the temporary rehousing programme.
Why Goodwood Apartments?
Goodwood Apartments has the longest works programme and is the tallest building, and so for safety reasons it must be remediated first.
Once Goodwood Apartments has been remediated, it will provide temporary housing to you and your neighbours in the remaining blocks for the next four years while the works take place at Walthamstow Stadium.
How long will I need to temporarily move out for?
When we wrote to you earlier this year, we said that you would need to move out for 12 weeks.
Since then, we have done further investigations and confirmed that more work is required.
Unfortunately, we have now determined that you will need to move out for around 20 weeks. We realise that this is a significant increase from the original 12 weeks that we said. We apologise for this and appreciate that this will mean further inconvenience for you. We will support you in any way we can and would like to thank you in advance for your continued patience.
What about the current residents at Goodwood Apartments?
We have taken the difficult decision that residents privately renting in Goodwood Apartments will need to permanently move out. We have contacted those residents to tell them, have invited them to attend a drop-in session at The Gym on Wednesday 28 September, and we will support them to find a new home away from Walthamstow Stadium.
Please be reassured that we will not be asking any other residents at Walthamstow Stadium to permanently move out.
What will happen next?
The temporary rehousing programme will be managed in five phases. The table below outlines the order that you and your neighbours will temporarily move to Goodwood Apartments or another home in the local area while the works take place in your permanent home.

Please note that the temporary move dates above are subject to change and any changes will be communicated to all residents with plenty of notice.
We will be contacting you directly to discuss the works and the timetable for your temporary move. Residents won’t start temporarily moving till Summer 2024 at the earliest, so you will have plenty of time to work with us to agree your temporary move.
We will also arrange a time to visit you to go through your and your household’s temporary rehousing requirements.
You will also see scaffolding going up at Goodwood Apartments from October. This is to get ready for the remedial works starting at the block in 2023. The scaffolding will not affect residents living in the homes at Goodwood Apartments.
Will Goodwood residents move back once the remediation works are finished?
Goodwood Apartments will be needed as temporary housing for the next four years. To reduce the need to move more than once or have to live in a temporary home for the whole of this period, we will be supporting Goodwood residents to move to a new home away from Walthamstow Stadium.
We are speaking to residents at Goodwood Apartments (including inviting them to attend a drop-in session at The Gym on Wednesday 28 September), will support them with their move and help them search for alternative properties.
Will all Walthamstow Stadium residents be temporarily rehoused at Goodwood?
Unfortunately, there aren’t enough homes at Goodwood Apartments to suit everyone. This means that a small number of residents will be offered a temporary home outside of Walthamstow Stadium while the works take place.
How will the temporary rehousing plan work?
Once all the current residents have moved out of Goodwood Apartments, we will do all the required remedial works to the empty properties. We will then get the properties ready to temporarily rehouse residents from other blocks at Walthamstow Stadium. These moves will happen over several phases during the next four years.
How can I get involved?
We want you to be involved in the plans for the temporary moves and will be setting up a resident led temporary housing group. If you have already shown an interest in joining this group, we will shortly be contacting you.
